Commissioners to Replat Five-Acre Lot in Front of TPML for Possible Commercial Development

Development in unincorporated Comal County continues as commissioners are expected to approve a request to replat or subdivide a five–acre lot in front of Tye Preston Memorial Library (TPML) into four smaller lots.

“It’s at the request of the current owner, who has listed the properties for sale,” Pct. 4 Commissioner Jen Crownover said. “They will likely be sold for commercial use because of their location. They meet all of the statutory and subdivision requirements, so it will get approved.”

According to public records the lot is owned by F.E. Massey LLC and is valued at $339,000.

The lot is located in Precinct 1 and is part of an area dubbed ‘Tye Preston Memorial Library Subdivision.’

Pct. 1 Commissioner Donna Eccleston said the owner has met all requirements for stormwater drainage, septic systems, roads and water availability.

Whoever purchases the lots can decide whether to zone them for commercial or residential use, she said.

The county does not have any zoning authority unless a business is deemed to be sexually oriented.

“People think that we have all these powers but truly we don’t and those four things are abilities that were added in 1999 by the legislature,” Eccleston said.

Thursday, commissioners also will discuss and consider routine approval of amendments to plats in:

  • Canyon Lake Hills
  • Creekwood Ranches
  • Vintage Oaks
  • The Summit
  • Tamarack Shores
  • Veramendi

Roads and water-drainage improvements are on the agenda for:

  • Veramendi
  • Copper Ridge

Also for consideration is the Tax Assessor-Collector’s Monthly Collection Report, an equipment pole barn for the county Engineer’s Office, and a request for proposal for an inmate tracking system for the county jail

Commissioners will issue proclamations recognizing November 2022 as Home Care and Hospice Month and Nov. 13-19 as Nurse Practitioner Week.
