Pulte Homes is selling “elevated living with endless views” as it prepares to turn 155 acres of scenic lower Guadalupe riverfront property into a gated development, The Bluffs on the Guadalupe, 11529 FM 306, New Braunfels, across from Whitewater Ampitheater and Camp Fifmo.
The developer plans to build 53 homes on one-acre lots, according to a March 5 Facebook post. No specific timeline about lot sales or construction was provided, just that the development is “coming in late 2026.”
Pulte did not immediately respond to a request for more information.
Amenities at The Bluffs on the Guadalupe will include nature trails, a lounge-and-pool deck, outdoor gathering space, and a pergola and fireplace.
The property was originally owned by TBOTG Development, which released 23 riverfront lots for development in June 2022 but filed for Chapter 11 reorganization in April 2024. Pulte purchased the property from Hilco Real Estate Sales in November 2025.
On the Pulte Homes San Antonio Facebook page and the company’s website, the developer described Bluffs on the Guadalupe as “an extraordinary stretch of riverfront in the heart of the Texas Hill Country” where residents can fish at sunrise, walk to Whitewater at sunset and “live moments from the best of New Braunfels, yet worlds away.”
In promotional material, Hilco marketed the land as a “generational property” with a 1.7-mile riverfront walking trail that encircles the subdivision, nearly 2,700 feet of FM 306 frontage, no zoning restrictions, and a “balanced mix of residential and commercial opportunities.”
“The Bluffs on the Guadalupe is simply unmatched in the market—a rare combination of riverfront property, shovel-ready infrastructure and a prime location that sits at the intersection of growth and recreation.”
Comal County Pct. 4 Commissioner Jen Crownover said Pulte’s takeover is a “win” for the community.
“They will be replatting the remaining part of the project into one-acre lots, which is less dense than how the project was initially laid out,” she said.
