Public Hearing on Proposed Revisions to Comal County’s Subdivision Regulations Scheduled for Thursday

Comal County is taking a closer look at how new subdivisions are regulated.

Residents can weigh in with their thoughts about future developments 8:30 a.m. Thursday, June 11 at the Historic Comal County Courthouse, 100 Main Plaza, New Braunfels.

Proposed revisions to the county’s 1985 subdivision regulations and public right-of-way order were presented by County Engineer Robert Boyd at Commissioners Court on May 21.

Changes include increasing lot frontage requirement from 40 feet to 60 feet, removal of the high-density development section of subdivision regulations, increasing minimum requirements for road construction standards, two-year maintenance bond after road acceptance into the unit road system, requiring a permit for the intersection of a new subdivision with an existing county road, specifics on subdivision ingress/egress, and disfavoring variance requests except in exceptional circumstances.

“I think that the timing is really good because while the Texas Water Company has a moratorium at the moment on new developments, they’re also strengthening their water requirements for any future developer agreements between them and developers,” Precinct Four County Commissioner Jen Crownover said.

Comal County regulates land division through its subdivision regulations, which cover a broad range of situations and conditions.

They deal with the division of land and associated issues, such as the review of plats, replats, and amendments to plats; drainage improvements; water availability; wastewater treatment and disposal; and road construction standards.
